Who you hire as your sub-contractor can be one of the most important business decisions you make today because they represent YOU!
As a general contractor, you are responsible for the work a sub-contractor does for you and you are responsible to correct any problems created by your subcontractor. For example, if you choose to hire an electrical contractor as a sub and they do not complete the job according to the most up-to-date safety codes and standards, you will be left with an unsafe and unreliable electrical system. That would result in a dangerous situation for you.
Here are some tips to consider while hiring your next sub-contractor
- Make sure your sub-contractors are insured.
- ALWAYS ask for current certificates of insurance.
- Make sure you are names as an additional insured.
- Check that your limits of liability match.
- Make sure they are licensed in with your states Construction Contractors Board.
- Make sure it is up-to-date by checking the CCBs website.
- Check CCBs website for any complaints against the sub-contractor.
- Make sure they meet all the criteria for being an independent contractor and are not an employee.
- Ask to see examples of prior work and referrals.
- Always have a written contract and list of materials used.
- Always do a walkthrough of the site with the sub-contractor before & after of the job site.
- Make sure the employees are trained. Ask to see copies of certifications or licensed.
- Make sure the sub-contractor is carrying Workers Compensation Insurance.
- Document EVERYTHING!
- Last but not least, only work with sub-contractors who you can have a good relationship with and someone who respects you. If you cannot openly communicate with this person it’s not worth risking your business to do business with them.
